The Agency for Immovable Property’s 2025 report reveals significant trends in real estate prices and sales. The most expensive house in the nation achieved a sale price of 1.5 million euros, located within the Center Municipality. Similarly, the most expensive apartment transaction occurred in Aerodrom, where the property was sold for 166,500 euros.
The highest value office space sale was also recorded in the Center Municipality, reaching 6.8 million euros. The report highlights that apartments continued to be the most sought-after property type. They accounted for 33% of all sales and 48% of the total market value.
Despite a 3.9% reduction in the number of apartments sold, their value experienced a notable 10.8% increase. The Center, Aerodrom, and Karposhi municipalities demonstrated the highest average apartment prices in 2025. These municipalities saw averages of 1,692 euros/m², 1,558 euros/m², and 1,419 euros/m² respectively.
These figures underscore the continued demand and rising value of apartments within these key areas, with sales consistently measured in euros.
