Foreigners are ‘flocking’ to Albania; properties with daily rentals are the business of the moment

Albania’s short-term rental market entered the summer season with demand significantly outpacing the available housing stock. Analysis of data from June indicates that the demand for short-term rentals grew at a rate more than double that of the supply, a dynamic that influenced both increased occupancy rates and higher pricing across the sector. According to AirDNA data, the total number of overnight stays recorded in properties listed on daily rental platforms reached 284,329 in June 2026.

This figure represents a substantial increase, marking 22.6% more overnight stays compared to the same period in the previous year. In terms of inventory, the number of available properties saw a moderate increase, rising to 31,655. This represents a growth of 9.26% compared to the 28,972 properties available in June 2025.

The disparity between robust demand and supply constraints is evident when examining the booking rate. The occupancy rate increased by 58.89% year-over-year, rising from 55.47% in June 2025. This substantial jump in booking activity, relative to the gradual addition of new properties, suggests intense market pressure.

Overall, the data confirms that visitor volume and booking activity are generating more revenue and higher utilization rates than the rate at which new accommodations are entering the market.
