ASK: Continued rise in housing prices

The Kosovo Agency of Statistics (ASK) has released the Residential Property Price Index (IÇPB) for the first quarter (Q1) of 2026. The index utilizes 2018 as its base year, set at 100, providing an indicator of the trend in residential property prices across Kosovo. According to the data published by the ASK, the residential property market experienced a notable annual increase during the first quarter of 2026.

Specifically, the IÇPB recorded a 5.3% rise when compared to the same period in 2025. This figure indicates a substantial year-over-year escalation in the cost of housing assets within Kosovo. Furthermore, when analyzing the shorter-term fluctuation, the ASK noted a 2.4% increase in residential property prices for Q1 2026 relative to the fourth quarter (Q4) of 2025.

This comparison highlights a positive momentum in the market between the end of the previous year and the start of 2026. The official ASK documentation confirms these metrics, stating that while the year-on-year growth rate was 5.3%, the sequential growth from Q4 2025 was 2.4%. The report also pointed out that the rate of price increase was observed to be more pronounced in certain areas outside the primary measurement centers, suggesting regional disparities in the trajectory of property values throughout Kosovo.
